Standard home inspections will not include the septic and sewer lines. Without knowing for sure what is going on in the pipes that bring water into your home and remove the wastes, you could end up with a lot of trouble. In addition, if there is a clog or some type of damage to the pipes you could have water damage to your lawn or even inside y our home. While a general inspection will inform you if the HVAC system is working or not, it will not tell you what is wrong and how to fix it. Even if the general inspection says the system is working, you should still have a specialist inspect it to make sure it is functioning at peak efficiency. If it is not, the specialist can let you know if the system needs to be upgraded, repaired, or replaced to work in a manner that will save you money on your heating and cooling bills.
If at all possible, it is best if you can be there when any inspection is being performed on a property with which you have a contract to buy.
